VACATION RENTAL AND RESERVATION AGREEMENT

and other important information.
Note: Your reservation with Inga´s Realty, Inc is a short term rental contract and deemed the same as a short term lease. This agreement is to be considered to be a month to month tenancy and is not a fixed rental agreement. This agreement is subject to the rules and regulations of the Hawaii Revised Statutes of the landlord tenant codes. Inga´s Realty, Inc. it´s employees and the owners are released of all liability. All registered legal occupants revoke all rights to litigation for any and all injuries, nor hold Inga´s Realty Inc., nor the owner responsible for malfunctioning appliances or air conditioning. We will within a reasonable time frame have any malfunctions repaired or replaced upon the consent from the owner. Tenants also acknowledge that they have been informed that these units may have close proximity to the ocean, beach and or pools, hot tubs, saunas and may also have lanai railings that could be hazardous to young children. Most condominiums are gated and have security on premises. During normal working hours a resident manager is usually on property. The house rules and by laws of the condominium association must be respected and adhered to at all times. All House Rules as set forth should be read by you the tenant and followed. All tenants are responsible for your guest that you may bring onto the property.
The staff that are employed by these condominiums ARE NOT employees of Inga’s Realty Inc. and should not be approached at anytime, other than in the event of a real emergency. You have been provided with the emergency numbers for the staff at Inga’s Realty. Please use those as instructed. DO NOT disrupt the managers or timeshare office staff as they will not be able to help you.
*Once the signed agreement is received a final confirmation will be sent to you with entry authorization and Instructions for keys*
CHECK IN TIME: 4:00 pm
CHECK OUT TIME: 10:00 a.m and it is strictly enforced, unless prior arrangements have been arranged and only if we do not have another arrival checking into the unit..
OUR OFFICE HOURS: Monday thru Friday 9:00am to 5:00 pm. We are closed on Saturdays, Sundays and All Federal Holidays.
AFTER HOUR EMERGENCIES: Please call Chris @ 808-330-2506 or Jeannie @ 808-387-1869. Non-emergencies will be noted and handled the following day during business hours.
Inga´s Realty, Inc. is located at 85-910 Farrington Hwy #104 Waianae, Hi 96792. If you are coming from Waianae. Go through the Waianae Valley Road Traffic light. Our office is located on the right hand side of the road across from NAPA AUTO PARTS in the Waianae Drug Store Building. If you are coming from Makaha Go through the Old Government Road traffic light and our office is on the left hand side of the road in the Waianae Drug Store Building. Our office is on the 1st floor Enter thru the 2 double glass doors below the Waianae Drug Store Sign.
WHAT TO BRING: You will be given ample supply of linens and towels, a limited supply of personal soaps and toiletries; you will need to stock the rest. This will be a starter kit to help get you started.
The deposit paid while
making your reservation automatically converts to a security/damage deposit.
The deposit is NOT applied toward rent; however, it is fully
refundable within (14) days of departure, by mail in a form of a check (if paid by check)
or credited back to your credit card after inspection of unit, provided the following provisions are met.
· No inventory lost or damaged. Verify that there are no damages to the unit or its contents, beyond normal wear and tear. Guest will be held responsible for any damages to the premises, furnishings and household items during occupancy.
· No charges are incurred due to contraband, collection of rents or all charges accrued during the stay are paid prior to departure.
· Soiled dishes are placed in the dishwasher and cleaned
· No carpet & upholstery cleaning needed and no excessive cleaning needed. If our housekeeping staff charges our office an additional fee for excessively dirty units the fee will be deducted from your deposit.
· There will be a charge of $50.00 for replacement of security keys or pool keys that have been lost or not returned. There will be a minimum charge of $50.00 to change the locks for any mail or door keys that have been lost or not returned.
PAYMENT: An advance payment equal to 50% of the rental rate is due immediately upon making the reservation. The advance payment will be applied toward the rent. The advance payment is not a damage deposit. The BALANCE OF RENT is due forty five (45) days prior to your arrival date . WE ACCEPT CREDIT CARDS VISA, MASTER CARD,DISCOVER CARD, OR AMERICAN EXPRESS, CASH, TRAVELER´S CHECKS, CASHIER´S CHECKS OR MONEY ORDERS. (US FUNDS ONLY)
WEEKLY & MONTHLY RESERVATION CANCELLATIONS ?
CANCELLATIONS - A forty five (45) day notice is required for cancellation. There will be a
$50.00 cancellation handling fee. Cancellations or changes that result in a shortened
stay, that are made within 45 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.
HAWAIIAN PRINCESS Units:
These properties require a three (3) night minimum stay. Longer minimum stays may be required during
holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
NO DAILY HOUSEKEEPING SERVICE. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
DISCREPANCIES: Our housekeeping staff are here to make sure your vacation condo is in the best condition that it can be. If your unit is not satisfactory please report it to us immediately and we will correct it as quickly as possible. Please do not wait until you checkout to let us know about problems, as we no longer have the opportunity to correct the situation.
REPAIRS: At times we must wait for parts or service providers. We ask that you be patient with us when these problems arise. We will try to get the problem corrected as quickly as possible
ITEMS LEFT IN THE UNIT: Inga´s Realty, Inc is not responsible for personal items left in a unit after your departure. There will be a service charge + shipping costs left in the unit.to pick up the item and mail the item back to you.
REMINDER: You are renting a privately owned condo. It has been decorated to the particular tastes of each owner. The condition of the unit and its furnishing vary according to the age of the unit and the care given by the owner. (Your total rental rate reflects that). Inga´s Realty, Inc or the owner will not be responsible for any additional furnishings not presently in the unit. Renter will reimburse the owner for any damages or costs to the premises, furnishings, and equipment and household items therein which occur during renters occupancy. Please be considerate of the belongings of the owner and leave the unit in the same condition it was prior to your arrival so the new guest can enjoy the rental unit after you leave..
SUBSTITUTION OF UNITS: Inga´s Realty, Inc. reserve the right to substitute comparable accommodations without notice or liability in the event of a sale of the rental property or if the unit becomes unavailable. In these rare instances we will try to notify you of the change. You will be charged the current rate for the new unit.
LOCKOUT: If you lock yourself out of your unit after office hours, you will need to call Ray´s Lock & Key Service 696-9421. You will be responsible for paying any applicable fees directly to Ray´s at the time they come out. If you lock yourself out of your unit during office hours Monday thru Friday from 9:00am to 5:00pm, we will be happy to come let you in at no charge. After hours and if we are available there will be a $50.00 service charge to come out and unlock your door for you.
PHONE CALLS: If telephone service is available for your unit, please use a calling card to make your long distance calls. Local calls are free.
NO SMOKING: All of our privately owned units are non-smoking, our owners request any guests smoke only outdoors in the fresh air and not indoors at any time. NO SMOKING ON THE LANAI. Please smoke in designated smoking areas on the complex. If housekeeping staff report smoking activity you will forfeit your deposit and any additional charges for dry cleaning of drapes, furniture and carpet cleaning along with any damage found will be automatically charged to your credit card.
